Zoning

Overland Park has planned zoning for all land in the City.

Planning and Development Services staff can verify the zoning assigned to a property or parcel. Even if the zoning category of a parcel is appropriate for a particular project, there may be additional requirements for development.

All information used for zoning verification purposes is obtained from public records.

Official Verification Letters

To receive an official letter stating the zoning of a property, submit a request via ePLACE. There is a $250 fee and processing typically takes about two weeks.

Residents, business owners, and developers can verify zoning for a particular property using the zoning map below, which is updated regularly.

Site conditions cannot be verified for ordinance compliance unless an as-built survey is submitted. The City of Overland Park assumes no liability for errors or omissions associated with a zoning verification as zoning information is subject to change.
