A fire can devastate a business in minutes, damaging property, disrupting operations and putting lives at risk. Whether you manage an apartment complex, storefront, office, warehouse or restaurant, fire safety should be a critical part of your daily operations.

OPFD New Business Checklist

As you prepare to open your business, please ensure you’re meeting fire safety requirements and completing any necessary inspections or permits.

General Information and Initial Assessment

  1. What type of business are you opening? (Retail, restaurant, office, manufacturing, warehouse, salon, etc.)
  2. What business previously occupied the space?
  3. Will you have high-piled storage or storage of hazardous materials?
  4. Are you remodeling the space in any way, including moving walls, adding or removing cooking equipment, installing rack storage or altering a life safety system?

Before signing a lease or starting any work, ensure your proposed business type is permitted in the chosen zoning district. They can be reached at 913-895-6217.

Review Overland Park Fire Code

Familiarize yourself with local fire safety regulations. Key areas include occupant load, means of egress (exits), fire suppression systems, fire alarm systems and hazardous materials storage. The code is available online.

Permitting for Alterations/Construction

If you plan to remodel the space, you will likely need to obtain building permits from the Overland Park Building Safety Division. This includes, but is not limited to:

  • Structural changes (moving/adding walls)
  • Plumbing or electrical alterations
  • Installation or modification of cooking equipment (hoods, suppression systems)
  • Installation of new or modification of existing rack storage
  • Any changes to fire sprinkler systems, fire alarm systems,or emergency lighting.

Permits must be secured and approved before work begins.

Fire Protection Systems

Fire Sprinkler System

If your space is equipped with a fire sprinkler system, ensure it is operational and has been inspected within the last 12 months by a qualified contractor. Any modifications due to your build-out will require review and approval by the City of Overland Park Building Safety Division through the permitting process.

Fire Alarm System

If your space has a fire alarm system, ensure it is operational and has been inspected within the last 12 months by a qualified contractor. Any changes to the layout or occupancy may necessitate modifications or upgrades to the system.

Portable Fire Extinguishers

Ensure an adequate number of properly rated and inspected portable fire extinguishers are readily available and accessible throughout your business.

Emergency Exits

Verify that all exit doors are unobstructed, clearly marked with illuminated exit signs and easily openable from the inside without a key or special knowledge.

Ensure exit paths are clear of storage or obstructions.

Confirm emergency lighting is functional along exit paths.

Occupant Load

Be aware of the maximum number of occupants permitted in your space.

Kitchen Hood Suppression Systems

If your business involves cooking, your kitchen will require an approved commercial cooking exhaust hood and a fire suppression system. These systems must be installed, inspected and maintained by qualified professionals.

Hazardous Materials

If you plan to store or use hazardous materials (e.g., chemicals, paints, propane), you will need to comply with specific storage requirements as identified in the 2018 International Fire Code.

Rack Storage

If you plan to install or modify existing rack storage, plans must be submitted to Building Safety for review and approval to ensure adequate aisle widths, sprinkler protection and structural integrity.
