By being in FEMA's "Special Flood Hazard Area," you are subject to certain government rules, including mandatory purchase of flood insurance. There are also restrictions on how much remodeling or improvements can be made to buildings in the Special Flood Hazard Area, as well as special requirement should a home experience "significant damages" from any cause.
